You Spoke, We Listened
Kicking off the conversation
about new homes for Wythenshawe
Following our first 2025 consultation with the people of Wythenshawe, which we reported on back in October, we were soon back out in the community, asking for your thoughts on our plans for our first phase of new homes – Brotherton House, Alpha House, and C2 The Birtles.
In total, the three new communities will create 422 affordable homes which are all available for social rent and form part of the wider plans to deliver 2,000 new homes over the next 10 to 15 years.
We’d like to say a big thank you to everyone who’s taken part in our events, filled out our questionnaires, or just taken time out for a chat with our team.
We’ve put together all your feedback below to show how we’ve listened and taken your comments on board.
A variety of homes for local people
You wanted to see a diverse range of house types, such as homes for families, apartments and accommodation for older people. You also wanted to see the homes be made truly affordable and prioritised for locals.
The plans will see the three sites transformed into a mix of apartments and townhouses, as well as specialist accommodation for older people and those living with dementia. All will be high quality, highly energy-efficient and come with green and communal spaces to promote health and wellbeing.
We’ve submitted an Affordable Housing Statement alongside each of the three planning applications which sets out our promise to deliver all the homes under social rent. We’ve also been working hard to prioritise the homes for local people, and to ensure all services and facilities provided are affordable.

Improved infrastructure
We heard loud and clear that you wanted to see improvements made to local infrastructure, including parking for residents.
We will be providing 90 parking spaces, with 14 disabled bays, and 52 cycle store spaces for residents at Brotherton House, with Alpha House and C2 The Birtles taking advantage of the existing multi-storey car park and excellent public transport options Wythenshawe has to offer.
There will also be plenty of parking for those visiting the town centre too.
Suitably designed for comfort and safety
A big theme that came out from our plans for Brotherton House was that the homes should be designed with comfort and safety in mind for older people and those living with dementia.
We’ve carefully designed the apartment block to ensure it fits in well with neighbouring buildings. The dementia and extra-care apartments will come with accessible spaces and generous seating areas, perches, and handrails.
We’ve also included a dementia garden, which has been designed using dementia friendly guidance developed by the University of Strathclyde. The dementia garden will offer a dedicated, secure space for residents living with dementia to relax and socialise in.
Improved retail and amenities
Another request was to see more shops and amenities planned to satisfy the growing demands of new residents.
C2 The Birtles will include new spaces for shops on the ground floor, but all the new apartments and townhouses are well placed to enjoy the existing shops and cafes in Wythenshawe, as well as the exciting new spaces like the food hall and Culture Hub, once they have been built.
