Alpha House demolition completed

The demolition of Alpha House completes as regeneration of Wythenshawe gathers pace

Work to transform Wythenshawe Town Centre continues to move forward, with the demolition of the former Alpha House now complete. The cleared site will now pave the way for new high-quality, affordable homes being delivered by Manchester City Council, placemaker Muse, and Wythenshawe Community Housing Group (WCHG).

The demolition works, carried out by Connell Bros, began in November 2024 marking the first step in transforming this key residential site in the town centre.

Originally constructed in the 1970s as an office building, Alpha House has in recent years been occupied by a local martial arts school and a solicitor’s practice. However, the upper floors have remained vacant for more than 15 years.

Now it will be redeveloped to provide around 125 one- and two-bedroom apartments, including 16 wheelchair accessible apartments, all for social rent.

Cllr Bev Craig, Leader of Manchester City Council, said:

“The redevelopment of Civic is already moving at pace and the speed of demolition to make way for the first social rent homes to be built as part of the transformation of the town centre is a statement that we are committed to building genuinely affordable homes for Wythenshawe people. This is an exciting milestone, opening the door for the long-term vision for the Civic to come to life.”

Joe Stockton, Development Director at Muse, said:

“Seeing the demolition of Alpha House complete marks another important step forward in the regeneration of Wythenshawe. Each milestone brings us closer to delivering high-quality, affordable homes and new spaces that will make the town centre a thriving, welcoming place for local people. We’re proud to be working with Manchester City Council and Wythenshawe Community Housing Group to make these ambitions a reality.”

Andrea Lowman, Executive Director of Wythenshawe Community Housing Group, said:

“This is an exciting opportunity to transform a former office site into much-needed, high-quality homes. Wythenshawe Community Housing Group acquired the site with the ambition of delivering one of the first new affordable housing developments supporting the wider town centre regeneration.

“We are drawing on our strong local knowledge and close relationships with our communities to help shape the proposals. This includes giving residents the chance to explore all three schemes in virtual reality before a single brick is laid, offering a true sense of what has been submitted for planning.”

This milestone follows the submission of three planning applications for 422 new affordable homes to be built on three different sites within the town centre: Alpha House, Brotherton House and C2 The Birtles.

This first phase of new homes is set to run alongside the wider development of Civic, which is being supported by £20 million of funding from UK Government and £11.9 million from Manchester City Council. Work is already underway on the Culture Hub, food hall and workspaces, as well as improvements to the outdoor spaces, including new paving, planting and landscaping, all designed to create a more welcoming town centre.
